We team up with a landlord attorney to prepare our leases. This allows owners to incorporate clear cut language regarding specific features of their property with the option of allowing for longer term leases. All included at no extra cost to owners.
Marketing
Properties are marketed through various rental websites and are entered into the Multiple Listing Service where cooperating Brokers are offered a referral fee for bringing qualified clients that sign a lease, this is included at no extra cost.
Tenant Screening
All tenants are fist prescreened over the phone to ensure they understand the advertised terms and meet income qualifications. After initial phone screening interested tenants complete an application and a full credit and nationwide criminal background check is performed.
Inspections
We use a 100-point inspection sheet along with photo documentation for all move in and move out inspections. Inspections are also performed at lease renewals.
Rent Collections
Collect and process rental payments and issue eviction notices if necessary. Direct deposit to owner’s accounts is available.
Accounting
Provide owners detailed monthly statements showing monthly income and expenses. We also provide annual year end reports for owners to review and evaluate property performance.
Emergency Contact
We keep and maintain a 24/7 emergency line so tenants can always reach a manger in case of an emergency.
Maintenance
Provide owners feedback on maintence items and timeframe of when they will need to be completed. We are happy to work with your vendors or ours the choice is yours.
